The real estate economy not only varies from year to year, but also from season to season. There are many misconceptions about listing a property during different seasons. The following is an overview of listings real estate during the holiday months.

Inventory & Competition

Not as many properties are marketed for sale during the the holiday months. Home buyers still have a need during the start of the new year, so the holidays are when they need to find a home. Being one of the few listings for sale may give you an advantage.

Home Buyer Motivation

A previous study by showed that 79% of home buyers searching during the holiday months were more motivated. 61% felt that less competition for homes for sale to be a benefit. Furthermore, potential buyers have extra time to see properties during the holiday months. Relocating buyers also often use the time off to explore their search. Thus, it is likely to find properties receiving offers on Christmas or New Years Eve.

If you are not sure about listing your property during the holiday months, evaluate the opportunities you might be forgoing from home buyers who truly need to locate a home and are considering homes for sale.
